How to Get a Mortgage Loan in Slovakia

Mortgage gives you an opportunity to become an owner of a house or apartment, making an initial payment of only 10-30% of its value, which is why mortgage is very convenient. The remaining amount is paid by the bank. You buy real estate, become its owner and pay the mortgage, living in a new home. Bank has only the right of encumbrance, which disappears after redemption of mortgage. Note that the loan could be repaid prematurely even without penalties. It is even possible to sell an apartment with a mortgage.

Foreign nationals (non-Slovaks) have the right to get a mortgage loan in Slovakia. The mortgage can be used for purchasing an already built real estate and also real estate under construction.

The minimum loan period is usually four years, the maximum is up to 20 years. Interest rate on the loan ranges between 3 and 7% (Fall 2010), depending on the bank, period and other terms of the contract.

Ways of obtaining a mortgage
There are several schemes for obtaining a mortgage on real estate in Slovakia (these schemes work even if the corporate entity does not have any activities or was opened only yesterday).

  • In case a foreigner does not wish to or can not provide information on the official income, Slovak banks are willing to pay up to 60% of the value of the apartment, which means that initial investment of the buyer will be 40%.
  • In case a foreigner can show his/her official income (no matter in what country) Slovak banks are willing to pay 80% of the value of the apartment, which means that initial contribution will be only 20% (or more based on clients needs).


All conditions of the mortgage in Slovakia are included in the mortgage contract.

The process of obtaining a mortgage
The process of buying a real estate and obtaining a mortgage in Slovakia has several:

  1. Searching for and choosing the most appropriate real estate
  2. Signing of a precontract
  3. Gathering and turning in the documents for the loan
  4. Credit approval by bank
  5. Contract of sale signing
  6. Transfer of money that is not covered by the loan (30-50 of the price)
  7. Changes in the Real Estate Registry
  8. Money transfer from the bank
